Why Listing Your Home This Winter May Be Your Best Move

Happy 2021 as we start off with an exciting new beginning and new resolutions, after closing out one of the strangest years of all time! Perhaps you have plans to sell your home, but as you have pushed through the pandemic, the lockdowns, and holiday season, even sitting around for the cold winter months it seems like long miserable wait until spring! The house may already be prepared, spruced up, and you’re already eyeing new listings and homes you’d like to buy. So why wait? Well, you don’t have to. 

Now, there is a certain seasonality to real estate and spring time may be the strongest selling season, but that doesn’t mean selling your home at any other time of year is impossible – even in the chilly winter months. In fact, selling your home in the winter is getting easier due to all the quality web sites, apps, and online search options for listings and virtual tours. As a seller you can use exterior photos completed before the snow was on the ground and highlight the interior of the home as cozy, inviting, festive, and energy efficient for the winter season.   

Most communities in our area continue to struggle to have enough existing home inventory to meet buyer demand due to low interest rates and growth in our Red River Valley market. Lake home inventories are also down, as a growing trend in “work from anywhere” and low interest rates for vacation homes fueled 2020 purchases of lake property around the region. Look for this trend to continue in 2021!

Home prices continue to rise and serious buyers are widening their options by choosing to shop online throughout the year – not just waiting for spring to shop during the warmer months. We do see a bit of a slowdown in actual real estate transactions over the holidays, but the holiday season between Thanksgiving and New Year’s can be tricky for just about any industry other than retail. But while the actual number of transactions may go down over the holidays, the winter timeframe does not see much of a slow down the actual number of buyers who are searching online to find their home for 2021! 

Often New Year’s resolutions help many homebuyers get into house-hunting mode after the first of the year.
